The revised July 2025 average was approximately £326,000. In the wider West Midlands, the July 2026 average was around £251,000, with annual growth of 1.5%. Solihull therefore showed a stronger annual increase in this release. Source: ONS — Housing prices in Solihull.

These figures are provisional and can change as more transactions are recorded. Local monthly statistics can also fluctuate; different neighbourhoods and property types do not necessarily move together.

First-time buyers in Solihull

The ONS reports an average first-time buyer price of £270,000 in July 2026, approximately 3.5% higher than a year earlier. The revised July 2025 figure was about £260,000. These provisional averages offer context, not a budget recommendation for an individual buyer.

Deposit requirements and ongoing affordability remain personal questions. The government’s new announcement may interest prospective buyers, but it does not mean support is available today.

New “Your First Home” scheme announced

On 26 September 2026, the government announced a proposed Your First Home scheme for eligible first-time buyers in England. It expects to confirm the full details at the October Budget.

The announced structure includes a 2.5% deposit and a government-backed equity loan of up to 20%. It is intended for eligible new-build homes from developers that sign up, with an initial interest-free period for the equity loan. Household income limits and local purchase-price caps are expected.

The full eligibility rules, loan terms, implementation date and launch timetable have not yet been finalised. An equity loan is not the same as a gift; buyers will need to understand its eventual repayment terms and any charges once published.

Important: announced, not yet open.

The scheme was not open for applications when this article was prepared. Do not assume eligibility or plan a purchase around unconfirmed terms. Check the latest official government announcement before making decisions.

What is happening with mortgages?

The Bank of England’s July release initially reported 56,100 house-purchase approvals, below the preceding six-month average of 60,800. The effective rate on newly drawn mortgages was 4.45%, up from 4.35% in June. Source: Money and Credit — July 2026.

A newer release, published on 29 September, reports August approvals of 54,900, compared with a revised July figure of 55,900 and a six-month average of 60,100. The effective rate on newly drawn mortgages rose to 4.60% in August, from 4.45% in July. Source: Money and Credit — August 2026.

These are market-wide statistics, not a rate available to every borrower. Mortgage pricing and affordability remain important considerations, and rates can change quickly. Anyone considering a mortgage should obtain current, personalised advice from an appropriately authorised adviser.

National and West Midlands context

The July 2026 UK House Price Index recorded an average UK value of approximately £273,000 and annual growth of 1.4%. England’s average was around £293,000, with annual growth of 1.1%. Source: HM Land Registry — UK House Price Index.

Solihull’s reported 3.3% annual increase was stronger than both those national measures and the West Midlands’ 1.5%. That comparison describes this statistical period; it does not guarantee further growth or the result of a particular sale.

Are Solihull house prices going up or down?

The latest official figures indicate that prices were higher year-on-year overall: around £326,000 in July 2025 and £337,000 in July 2026, an increase of approximately 3.3%.

However, the Land Registry-based figures lag the current market and remain provisional. Individual streets and property types vary, while asking prices differ from achieved sale prices. Current mortgage conditions can also influence buyer demand.

One release cannot tell you precisely what will happen next. Use recent comparable sales and a property-specific appraisal to understand your own position.

Solihull property market update for sellers

Year-on-year growth provides positive background, but buyers still need to make the monthly costs work. Accurate pricing matters: an ambitious asking price without supporting evidence can reduce interest.

Clear presentation and thoughtful marketing can help buyers understand a home’s strengths. A personalised appraisal is more useful than applying an area-wide average to your property.

What could this mean for buyers?

Start with affordability, not just the headline purchase price. Consider your deposit, potential monthly repayments and the wider costs of moving. Mortgage rates can change, so discuss your circumstances with an independent adviser.

Government support may become available to eligible buyers, but the proposed 2.5% deposit scheme is not yet finalised or open. Keep checking official updates rather than assuming it will fit your plans.
