Moving Costs Calculator

PLAN THE PRACTICAL COSTS

Moving Costs Calculator

Add your own estimates for the professional and practical costs of moving home, so you can build a clearer working budget.

Estimate your moving costs

Leave an optional field blank if it does not apply.

Budgeting beyond the purchase price

A move can involve several separate costs, and the amount will depend on the property, professional chosen and services required. Enter quotes or working estimates that reflect your own circumstances rather than relying on generic averages.

What about Stamp Duty?

Stamp Duty Land Tax depends on the transaction and buyer circumstances. Use the existing Stamp Duty Calculator for a separate indication, then confirm your position with a solicitor, conveyancer or suitably qualified tax adviser.

Worked example

If legal work is estimated at £1,800, a survey at £600, mortgage fees at £999, removals at £1,200 and other costs at £500, the total entered would be £5,099 before any deposit, purchase price or SDLT.

How to build a useful moving budget

Start with written estimates from the professionals and services you expect to use. Add each amount in the matching field, leaving optional costs blank where they do not apply. Check whether each quote includes VAT, searches, disbursements or other extras before entering it, so the same item is not counted twice.

Press Total My Estimates to see the combined amount and a breakdown. This is a total of your inputs, not a quote from S&S or an assessment of what you can afford. Revisit the figures as your transaction develops and replace provisional amounts with confirmed costs.

Buying and selling at the same time

If your move includes selling a home in Solihull or Shirley, book a free property valuation to discuss market positioning, marketing and the selling process. Our home equity calculator can also help you explore a sale-value estimate against your mortgage balance.

An onward move can involve costs on both sides of the transaction. Ask your conveyancer to explain the buying and selling charges separately, and include your agreed estate-agency fee if applicable. Money from a sale may not be available at the point an earlier payment is due, so discuss the timing with the relevant professional.

Read our guide to buying costs and selling journey guide. For a separate deposit illustration use the deposit and LTV calculator, or return to the calculator hub. Keep these illustrations separate from personalised professional advice.
